SEE EXTERIOR PHOTOS TO UNDERSTAND THE MEASUREMENTS. The Solarium (curved glass roof) that I have is a room addition that I had added to an existing back door porch to yard. The former porch existed 6x16' under the 2nd floor MBA above. The 2nd floor support beam defines the exterior of the house with porch support columns. This section was closed in with a window at the side yard end of the home footprint and is included. After the beam/post, is the additional Solarium addition to form the overall room. The ceiling internally is original 9'H. The exterior Solarium backyard portion ceiling on the exterior framing of 2nd floor reaches to 10.5'H, which includes the glass walls being built on 1' knee walls. Viewing the photos Left to Right from the Exterior you will see the following:
- Photo 1 is overall angle view of 2 largest walls.
- Photo 2 is the Left side starting with an exterior door in a 3'L section from the Bay Window in a different room to one of the 2nd floor beam support columns forming a corner. Door transom window filler.
- At this corner, a turn outward from the home forms a 4'L section, being the side wall of the Solarium with curved glass roof. (Photo 1&2)
- Photo 3: The next 5 glass sections run 13'L to the corner of the house. This section is 4'deep, 3' is Solarium structure framing with glass panels. At the top is a 1' glass section fillers and wood structure filler under a cap enclosure forming the 4' overall outward from the home.
- Photo 4: Home side yard, overall 10'L. Same as other side in the first 4' from the corner to home support column post, then the last 6' contains a 5x5'sq slider window, on top of slot fixed windows that go all around the base knee wall.
- The structure contains one walkthrough exterior door, a 5' sliding glass door, and 3 wing out windows in the 2 Solarium corners at the knee wall areas. All metal framing is anodized dark oil rubbed bronze finish. Price includes all the above mentioned structural metal framing, filler glass and framing, shipped doors and windows, local procured glass and ext door, curved glass roof, and hardware, which is everything from the slab to ceilings, wall to wall. Further, you may take all wood framing that was used from the sill plate, knee wall, up to home vinyl areas where they connect to the Solarium. You can have it all or leave what you don't want and I will discard.
Last 4 document photos show the cost almost 3yrs ago of partial replacement expenses from the original Mfg (still in business with Solar products added at original location in NJ), for just their original framing and glass/doors within estimate and shipping ($31K). I certainly don't expect any offer to me near that cost for a new one. We have enjoyed it but now in remodeling, that area includes a much larger entertainment room and the Solarium is not part of the remodel. That is partial material depending on what you would be doing with my Solarium setup, and extent of building, finishes, and construction of rest of room layout. This can be easily attached and finished off to existing home side, porch close-in, shed, partial greenhouse addition, etc. My structure is structurally sound, no damages, rust, broken/cracked glass, or any leaks. I currently have a leak in my knee wall from my local late '80s builder that did poor or non existent flashing and improper weather 'dry-in' when building, causing some rotting wood and related leaks over years. Nothing wrong with product, and knee-wall not required. The frame actually serves as a secondary internal drain system should any rain get past the special rubber gaskets that surround the glass edge and placement within the metal frame section. I have diagram assembly detail instructions, also some info about the structure components attached (sorry, but I can't get these photos clear...they are avail to you at your visit). It goes together like an erector set, one vertical section at a time building glass cubes upward, then back to the base adding another vertical rib as you go. You'll see as it is taken apart in vertical and other components, or by all parts depending on your labor experience and transport available.
